Argus Project

 A complete renovation, restoration and reconstruction of the 1880's "Argus Building" at 412 Broadway in downtown Albany, NY.  This project included the strip down and removal of all existing walls and ceilings down to the original structure, restoration of original structural elements, reuse of the original steel and wood columns and beams and exposing brick walls.  Throughout the design and development process attention was given to incorporating as much of the original finishes as possible into the new layout. The 32 apartments have granite countertops, ceramic and carpeted floors, high ceilings and large windows.  24 windows have been restored to their original condition, hardware and all. The original clock at the corner of the 5th floor has been completed restored, modernized and reinstalled. The elevator has been restored and upgraded.  All units are equipped with their own washers & dryers. New kitchen appliances including, ice makers and garbage disposal are in every residence. The old mechanical and electrical systems were completely removed and/or upgraded. New sprinkler and fire alarm systems were installed.

The upper floor (5th) units have roof top HVAC and each unit on the floors below has its own furnace.  The existing skylight and atrium were removed and infilled with a new floor system at each of the 5 levels creating another 8 apartments in the new floor plan. A new 6 story stair tower with EIFS exterior and access to the roof was constructed in the center of the building for additional and emergency egress.  A new EPDM roof was installed over entire area.  The front entry lobby for the residences has chandelier lights, comfortable sitting areas, a library and a bike room. The parking lot in the rear is secured and fenced in with individual card key access through a gated entrance. There are 3 large commercial spaces on the main floor level, each with their own mechanical and electrical systems and access to Broadway and Beaver Streets.
